Flood Insurance
Protect your home from rising water
Flood insurance is separate — and essential
Standard homeowners insurance does not cover flood damage. Whether you're in a high-risk flood zone or not, a separate flood policy is the only way to be protected when water rises.
We write flood policies through both the National Flood Insurance Program (NFIP) and select private carriers.

FAQ
Frequently Asked Questions
Do I need flood insurance if I'm not in a flood zone?
Yes, often. More than 20% of flood claims come from homes outside high-risk flood zones. Flash flooding, overwhelmed storm drains, and hurricane storm surge regularly affect "low-risk" areas.
How long before my flood insurance takes effect?
Under the National Flood Insurance Program (NFIP) rules at 44 C.F.R. § 61.11, standard NFIP policies have a 30-day waiting period before coverage starts. Private flood policies sometimes have shorter waits. The practical implication: flood coverage must be purchased before a storm is named or a flood event is forecast — you cannot wait until the radar lights up.
What does flood insurance actually cover?
An NFIP policy covers the physical structure of your home (up to $250,000) and its contents (up to $100,000) from rising water. It does NOT cover temporary living expenses after a flood, landscaping, or vehicles.
